Question

Landlord repeatedly ignores our communications. Pool service is written in our contract as part of our lease agreement. We have told them several times that pool is in need of extensive cleaning. What can we do?

Answer

If the pool is turning green and is drawing flies, you might give the landlord a 10 day notice that if it does not clean the pool which is making the yard inhabitable, you will have the pool cleaned and deduct the cost from the rent because the condition of the pool is unsanitary and makes living in the yard uninhabitable. If that doesn't catch his attention, I should you read the full text of the landlord tenant laws in Arizona so you can see whether you should take the risk and have the pool cleaned and deduct it from the rent.
